Qualification of Tenants Resident Selection
Fair Housing Statement.
We are a fair housing provider. We do not discriminate against persons based on race, color, religion, national origin, sex, familial status, disability, creed, marital status, public assistance, ancestry, sexual orientation, affectional orientation, or another protected basis.
Application Requirements
The tenant’s application must be filled out completely and accurately. An incomplete application may be rejected or not processed. Any misstatements or omissions made on the application, whether or not discovered before you move into the building, is grounds for denial of an application or termination of an existing lease. The application should be completed online. The information must be verifiable. If the information given on the application cannot be checked out and verified, this is a reason for rejection. The omission of information, such as an address or employer, may be grounds for rejection. Application fees are non-refundable.
Identification and Application Process
Every person over 18 must be screened and must provide a government-issued photo ID.
We require the verification of the tenant’s income, which can be provided in 4 different forms.
- A letter, with company letterhead, from your employer, must include - position, salary, the start date of employment, and length of employment. Offer letters aren’t usually accepted, but any additional pertinent info is welcomed at this stage.
- Copies of recent pay stubs are also needed as proof of income.
- Tax returns and W-2 forms from the past 2-3 years
- Recent bank statements (3 statements or a letter from your bank) must be provided as part of the process. The banking information must show the duration, history, status, and balance of your accounts.
Recommendation from Your Current Landlord
Tenants must provide information for their current and two previous landlords, more if less than four years of history are provided. We require the name and last known telephone number of each landlord/property manager/mortgage or contract for deed payee for each address you have had for the last four years. Roommate references are not acceptable. A positive housing history is one of the most important things considered in screening an application. The refusal of a prior landlord to give a reference, or a negative reference, may be grounds for rejection. In the case of foreclosure, short sale, first time renters, young people, or students, this requirement may be varied subject to additional requirements of management.
Credit History
We conduct a thorough credit check to ensure a history of on-time payments to creditors. An average or even low score may not prevent us from accepting a tenant- if they can provide a guarantor or other mitigating circumstances. A co-signer will also be asked to provide their financial information. Our minimum credit score is 540, and we consider a score of 600 or above a mitigating factor for other adverse areas in your application. High debt, dishonored debt, a pattern of repossessions, or the inability to obtain utilities in your name due to past due to utility bills may be grounds for disqualification.
Positive Business Relationship
The relationship between a landlord and tenant is a business relationship. A courteous and business-like attitude is required from both parties. We reserve the right to refuse rental to anyone who is verbally abusive, swears, is disrespectful, makes threats, has been drinking, is argumentative, or in general, displays an attitude at the time of the unit showing and application process that causes management to believe we would not have a positive business relationship.
Criminal History
Applicants who have a criminal history may be rejected.
Animals
All animals must be disclosed; a separate pet application must be completed.
Initial Costs
- Security Deposit (equivalent to a month’s rent)
- First Month’s Rent (and increasingly, an amount equal to last month’s rent)
- Cost of Application/Credit Report ($55-$165) depending on the number of adults residing at the property.
Approval
Upon approval, the tenant must sign a lease agreement within five business days and pay a reservation fee in certified funds, which shall become the deposit when you move in. The first month’s rent or prorated rent must be paid before occupying the property. If a tenant fails to occupy the property or change their mind, the reservation fee will be forfeited as liquidated damages.
