One of the most significant areas of dispute between a property owner and a tenant is the move in and the move out condition of the property. Disagreements in this area over the return of the security deposit and damages can lead to litigation. 



We believe having a 3^rd party expert document these critical stages protect both the Landlord and Tenant from costly disagreements. The report is designed to capture every square foot of the property to document a thorough “before & after” of the interior and exterior of the property. These comprehensive reports are designed to prevent and settle security deposit disputes by providing unbiased, third-party documentation showing a “point-in-time” condition of a property.  We negotiate the fee for these reports with the owner paying the fee if the tenant is unwilling. 

In Georgia, move out inspections must be completed within seven days of the tenant vacating and provide an accounting for and disbursement of the security deposit returned within 30 days. The failure correctly account for and to timely disburse security deposits can result in a lawsuit. The Georgia statute governing this type of dispute provides if the tenant is successful, the tenant will be awarded all attorney fees, costs of the litigation, and triple damages as a matter of law. An Award for an additional 100 in security deposit returned will result in $300 in damages and maybe $4000-5000 I attorney fees. Property managers can be considered biased in the Landlord’s favor. An independent 3^rd party expert report caries the heaviest weight and is protection against an unfavorable result.
